Founder & CEO

Chris Gray

Chris Gray is Founder & Chief Executive Officer of Gambit Construction, bringing over a decade of leadership experience across construction, multifamily housing, and real estate operations. With a unique ability to bridge visionary strategy and integrator-level execution, Chris has led Gambit through a period of rapid growth while maintaining operational discipline, client trust, and team alignment.

Known for his clarity, focus, and decisiveness, Chris combines long-term strategic vision with a hands-on leadership style rooted in accountability, systems, and results. His approach ensures that big ideas don’t just stay on the whiteboard—they become real, measurable outcomes. Under his leadership, Gambit has expanded its service capabilities, deepened client relationships, and built a strong internal culture centered on ownership and excellence.

Founding Partner & COO

Ronnie Rabbitt

Ronnie Rabbitt is Founding Partner & Chief Operating Officer of Gambit Construction and the original visionary behind the company’s founding. With an entrepreneurial mindset and a sharp instinct for market opportunities, Ronnie has been instrumental in shaping Gambit’s brand, driving growth through strategic partnerships, and creating a company culture rooted in energy, integrity, and bold execution.

Ronnie’s core focus areas include Sales, Business Development, and Culture—where his forward-thinking approach and natural charisma continue to open doors and expand the company’s influence across the multifamily construction space. His passion for people and instinctive leadership style have made him a trusted presence both inside the organization and within the broader industry network.

As COO, Ronnie brings the spark that fuels momentum—constantly challenging the team to think bigger, move faster, and remain deeply connected to the client experience. His vision remains a driving force behind Gambit’s expansion and entrepreneurial edge.

President

David Lindley

David Lindley serves as President of Gambit Construction, bringing over a decade of leadership experience across all facets of the multifamily housing industry. His diverse background includes executive roles on both the management and supplier sides—ranging from maintenance and property operations to building materials and construction—giving him a well-rounded perspective on the challenges and opportunities facing the industry today.

At Gambit, David is responsible for leading the company’s strategy, operations, and growth, with a strong emphasis on sales and business development. He is passionate about implementing scalable systems, building high-performing teams, and positioning Gambit for long-term success.

David is widely recognized for his ability to grow organizations from the ground up, cultivate meaningful industry relationships, and create internal synergies that accelerate execution. His leadership has been acknowledged with numerous awards, including the 2025 TAA Mike Clark Supplier Partner Company of the Year, 2022 TAA MVP of the Year, and 2021 HAA Individual Supplier of the Year. He has also held key leadership positions such as Vice Chair of the Texas Suppliers Council (TAA), Co-Chair of the 2022 TAA ONE Conference, Chair of the 2021 TAA NextGen, and President of the 2021 HAA Product Service Council.

David holds certifications from the Houston Apartment Association’s Leadership Lyceum and is a Certified Apartment Supplier (CAS) through the National Apartment Association.

Director of HR

Teri Sullivan

Teri serves as Gambit’s Director of Human Resources and brings over 20 years of industry experience. Starting her career with the largest multifamily new construction plumbing installer in Texas, she developed her skillsets of communication, attention to detail, and discipline. Teri, who is loyal and leads from the heart now manages the office staff and is responsible for full cycle bookkeeping and Human Resources. Teri is HR Generalist Certified and an active member of SHRM and HAA. When not working, she enjoys the outdoors, college sports, the Astros, and watching her kids play sports.

Controller

Deborah Winchester

Deborah Winchester is the Controller at Gambit Construction, bringing over two decades of accounting and financial management experience across a range of industries. Known for her strategic mindset and hands-on leadership, she has a proven record of improving profitability, streamlining financial systems, and leading teams through periods of growth and transition. Deborah’s expertise spans budgeting, financial reporting, process improvement, and system integration, with a strong focus on helping organizations make data-driven decisions. At Gambit, she oversees all aspects of financial operations, ensuring accuracy, transparency, and efficiency across departments. Her collaborative approach and commitment to continuous improvement make her a key contributor to Gambit’s ongoing success. Outside of work, Deborah enjoys spending time with her family and exploring new technologies that enhance business performance.

VP of Sales

Ryan Cramer

Ryan Cramer is the Vice President of Sales at Gambit Construction, bringing nearly 20 years of entrepreneurial sales leadership across construction and other industries. Over the years, he has built a reputation for driving revenue growth, expanding markets, and cultivating long-lasting client partnerships—especially within the multifamily sector.

Before joining Gambit, Ryan led high-performing sales teams and launched strategic growth initiatives that delivered measurable impact. In his current role, he is focused on expanding Gambit’s presence and building strong client relationships through a people-first, results-driven approach.

Ryan is known for his relentless work ethic, collaborative leadership style, and a natural ability to connect with others. His commitment to excellence and passion for serving clients make him a key contributor to Gambit Construction’s continued success.

Account Executive

Johnny O'Shaughnessy

Johnny O’Shaughnessy is a Senior Project Manager at Gambit Construction, boasting over 25 years of construction and project management experience. His journey began with two years of education at Embry Riddle Aeronautical University. Before joining Gambit in 2014 (and rehired in 2020), Johnny served in the United States Navy for a decade, rising to the rank of Petty Officer 2nd Class as an Air Traffic Control Specialist. Transitioning to the construction industry, he spent ten years in new home construction, followed by 14 years in multi-family construction. Now, as a Senior Project Manager, Johnny oversees interior operations at Gambit. He holds an OSHA certification, ensuring a strong focus on workplace safety. Beyond his professional life, Johnny enjoys scuba diving and cherishes time with his family. Johnny’s diverse background and extensive experience make him a valuable asset to Gambit Construction.

Account Executive

Ryan Blaikie

Ryan Blaikie joined Gambit Construction in 2025 as an Account Executive, bringing with him a decade of experience in the multifamily industry. Before joining Gambit, he worked as a Flooring Account Manager, where he built strong relationships and developed a deep understanding of the industry’s needs.

In his role at Gambit, Ryan focuses on business development, fostering relationships within the multifamily sector, and providing tailored construction solutions for clients. His ability to connect with industry professionals and his dedication to client success set him apart. Over the years, Ryan has cultivated lasting partnerships and gained invaluable insights that drive his approach to business.

A recipient of the prestigious Presidents Circle Award, Ryan takes pride in his contributions to the industry and the network of professionals he has collaborated with.

Outside of work, Ryan enjoys spending time with his family, watching his daughter’s volleyball games and his son’s football games, and hunting.
